Power

220V service is a minimum for welding and heavy machinery. 480V three-phase would be better.

Parking

i3 has about 8 actual spaces, with additional parking on the street. This works well for daily use (never in my memory using more than their 8 spaces) and parties (overflowing to the street). I suggest that we should look for a location with a similar arrangement.

Area

i3 started out with something like 2k square feet, moved quickly to 5k square feet, and is working hard to double to 10k square feet already. I think we should be looking for 5k+ square feet. Roughly equal shop and craft space.

Price

A few quick google searches, limited mostly to a look through http://www.cityfeet.com/cont/mi/lansing-industrial-space, show space as low as $2.00 / square foot / year. Which works out to $834 / month for 5k square feet. 116 Charles is 3,300 square feet, and $810 / month. There seems to be a LOT of attractive space available at these prices.

Condition

One thing we're not short on is labor. We've got some of the most skilled volunteers in the Lansing area. If a space is a little rough, I don't think it should scare us off. We fix things. It's what we do.
